How accurate is the online estimate?
It is built from real 2026 national installed rates and it accounts for the four things that actually move a roofing price: material, pitch, roof shape and what has to come off first. Expect it to land inside the band for a straightforward job. What it cannot see is the deck under your current roof, which is the usual reason a final number differs.
Why a range instead of one price?
Because one price from a web form would be a promise we have not earned. Nobody has been on your roof yet. The band is honest about that, and the survey narrows it to a fixed figure in writing.
Is the inspection really free?
Yes, and there is no obligation attached to it. We would rather tell you your roof has five years left than sell you one you do not need.
How long does a replacement take?
Most homes are one to three days once we start. Weather, roof size and how much decking needs replacing are what move it. We give you the schedule before the skip arrives.
Do you handle insurance claims?
We document the damage, meet your adjuster on site, and give you the report in the format the carrier expects. We do not file the claim for you and we will not tell you what to say on it.
What happens if you find rotten decking?
We stop, photograph it, and tell you what it costs before we carry on. The estimator lets you budget for a few sheets up front so the number is not a surprise.
