What will your roof
actually cost?

Most roofers make you book a sales visit to find out. Answer six quick questions and you will have a costed range on screen, broken down line by line, with a PDF you can take to anyone else for comparison.

Step 1 of 6
First things first

What do you need doing?

Pick the closest one. You can change it later without starting over.

How the number is worked out

No black box

Roofing is priced by the square — 100 square feet of roof. Four things decide how many squares you have and what each one costs, and the estimator asks about all four.

  1. 01

    Your footprint becomes roof area

A roof is bigger than the ground it covers, and the steeper it is the bigger it gets. A 12:12 pitch carries 41% more material than its footprint. Skip that and every steep-roof estimate is short by a third.

  2. 02

    Shape adds waste

Every valley, hip and chimney is a cut, and every cut leaves offcut you paid for. A plain gable wastes about 5%. A roof with dormers and turrets wastes over 20% and takes far longer per square.

  3. 03

    Material sets the rate

From $345 a square for basic asphalt up past $3,000 for natural slate. It is the biggest single line on the bill and the one worth the most thought.

  4. 04

    Then the work around it

Stripping the old roof runs $110$210 a square per layer. Steep pitches need staging. Height needs access. Skips and permits cost what they cost.

Rates are US national installed ranges for 2026, compiled from published contractor and homeowner cost data. They are adjusted for your region and your access at survey.

Questions people ask

How accurate is the online estimate?

It is built from real 2026 national installed rates and it accounts for the four things that actually move a roofing price: material, pitch, roof shape and what has to come off first. Expect it to land inside the band for a straightforward job. What it cannot see is the deck under your current roof, which is the usual reason a final number differs.

Why a range instead of one price?

Because one price from a web form would be a promise we have not earned. Nobody has been on your roof yet. The band is honest about that, and the survey narrows it to a fixed figure in writing.

Is the inspection really free?

Yes, and there is no obligation attached to it. We would rather tell you your roof has five years left than sell you one you do not need.

How long does a replacement take?

Most homes are one to three days once we start. Weather, roof size and how much decking needs replacing are what move it. We give you the schedule before the skip arrives.

Do you handle insurance claims?

We document the damage, meet your adjuster on site, and give you the report in the format the carrier expects. We do not file the claim for you and we will not tell you what to say on it.

What happens if you find rotten decking?

We stop, photograph it, and tell you what it costs before we carry on. The estimator lets you budget for a few sheets up front so the number is not a surprise.
